Why didn’t my house sell?


 


The Vero Beach Real Estate market is cyclic. During a seller’s market, the number of buyers looking for home exceeds the number of homes on the market. In a buyer’s market, though, the number of homes on the market generally exceeds the number of qualified buyers searching for a home. For the past several years, we’ve been in a buyer’s market. And because supply currently outweighs demand in most markets across the nation, sellers have found themselves in the unique situation of having to take their home off the market. This is referred to as an expired listing.


 


An expired listing or a property that did not sell during the listing contract period often leaves sellers feeling helpless and disappointed that their home didn’t sell quickly and for top dollar. Another common term associated with this concept is a cancelled listing, which are properties that were taken off the market before the listing expired. While it is certainly not ideal for sellers, an expired or cancelled listing shouldn’t discourage them from listing their home again. In fact, taking the home off the Vero Beach Real Estate market, reevaluating important selling points such as price, marketing and condition, and then putting it back on the market can inject life in a less-than illustrious listing.


 


Price


When there are a lot of homes on the market, buyers have a lot from which to choose. This is when the law of supply comes into play: when supply goes up, demand goes down and price is usually not far behind. Here’s the other caveat - new listings that hit the market have a higher likelihood of selling quicker if they are priced correctly from the start. So if a seller decides to price too high when the home is first listed, there’s a higher probability that the home will sit longer - simply because comparable homes priced correctly, will sell faster.  My goal has always been to get your house sold in the least amount of time at the best possible price.  


 


Marketing


If a tree falls in a forest, and no one is around, did it really fall? Now, pretend that tree is a home. If a seller puts it on the market, and either they or their real estate agent fail to tell anyone, how will anyone know to come look at it? Some may blame a bad market, when in fact it’s simply bad marketing. A great marketing plan should expose your home to buyers in varying channels. A sign in the yard is only just the start.  I can effectively market your Vero Beach Real Estate listing.  


 


Condition


Homes in good to excellent condition are going to sell faster. Year after year, research by the National Association of REALTORS proves that a well-kept, staged home is a huge selling factor for buyers. Beauty is of course, in the eye of the beholder, and while the chipped paint on the garage door may be nostalgic or rotting kitchen cabinets may not bother the seller - a buyer may fail to see the value of the home and will move on. The good news is, with the right amount of consulting on these three selling points: price, condition and marketing; sellers can increase the likelihood that their home will get sold!
